As any agent will tell you, valuation is an approximate figure that you can expect to achieve for your property. Ultimately the property is worth what someone is willing to pay for it, so it’s impossible to give you a guaranteed price. Common sense and factual information are the best way to ascertain your marketing figure and this leads us look at comparable properties that have sold in your area that are similar to yours, this way we can give you an idea of where you should be pitching the price.

We use two different models for valuation both of which are used regularly by estate agents, property professionals and more importantly the leading high street lenders. The best piece of advice we can give is to remain realistic and not to overprice your property significantly enough that the level of interest from buyers is minimal. If this is the case then your account manager is on hand to provide you with regular activity reports that will help us to evaluate if the property may be over or indeed under priced. If you haven’t had a viewing for 30 days then expect a call from your account manager to understand why this is and what we can do to increase interest.

Timescales and personal situations play a major part in valuation as well, if you need a quick sale then price it at an attractive level and certainly try and be competitive with other similar properties on the market. The reverse of this is if you are not in a hurry and wish to remain on the market until you reach the selling price that you are happy with, this can take longer but ultimately is successful.



Once you’ve instructed us to sell your property we’ll arrange a suitable date and time for our NAEA (National Association of Estate Agents) qualified agent to visit your property. Levels of business change but we can usually book you in within 2 working days. All appointments are within a 30 minute time window so you won’t be left waiting. Our agent will in fact call you when they are setting off to ensure that you are well prepared before they arrive.

Once at the property our agent will spend time with you discussing your requirements before they begin the “visual design”. They’ll measure the property, write the descriptions, take wide-angled photos, draw a floor plan of the entire property and create stunning virtual tours of your key rooms and gardens. Within 48 hours we’ll email to notify you that your property details are ready for approval, it’s a simple case of logging on to your online account and checking over all aspects of the agents visuals and text. Any changes to the details can be requested and your account manager will ensure a prompt service. Once satisfied you simply tick a box to commence marketing and within 24 hours you will be “live” across our entire network of property portals. Your account manager will inform you of any viewings that are requested and indeed arrange them for you, experienced in property sales they’ll be staying in close contact all the way through to exchange and completion to ensure a stress free experience.
