This is our total selling fee. You pay £199+ vat for the visual design appointment (payable on instruction) and £199+ vat on completion of sale. The completion payment is on a no sale, no fee basis. This package offers all of the features associated with our service including the property displays, website listings and a dedicated account manager. This package has no expiry date, can be paused and reactivated at no further charge and is non exclusive meaning you can market with other agents without our fees increasing. You only pay our commission if we sell the property. You can select additional marketing options such as a for sale board or Rightmove enhanced listings from the “add ons” list below. The same features as Package No: 1 but with a £25 discounted upfront HIP. The Home Information Pack is owned by you and can be used for all other selling methods including other estate agencies. Save money by ordering this package now rather than a separate HIP later on. You can select additional marketing options such as “for sale board” or “Rightmove choice” from the “add ons” list below.

Our conventional estate agency package is based on the agreed sale price. The visual design is free but you will pay much more on completion, not a popular choice with our clients (only 1% choose this method) it’s based on a sixteen week sole agency agreement. - download and return, to instruct us.

If you wish to make a decision on your HIP at a later date, rather than booking it alongside the visual design appointment you are completely free to do so. But remember - if you book your HIP alongside the home visit (package 2) you will save money. The HIP is owned by you and can be used alongside any estate agency.	If you don’t want to pay the full amount for an upfront HIP then you can defer it. You pay an initial £40+vat arrangement fee and then have 9 months to pay a balance of £340+vat. This option will cost more than an upfront HIP due to the credit fees and you’ll also be asked to sign a credit agreement before we can commence marketing.

Choose our conveyancing service at a highly reduced rate. Save £70 + vat if you select this option upon instructing us (normal price £395 + vat). Our legal service is excellent value for money and highly recommended for a smooth sale with the added benefit of - only payable upon completion.	For sale boards are still an extremely effective way of advertising your home. It captures the local market, and backed up our website listing can assist in a quick sale. We also offer a board installation service through a nationwide third party for £30 + vat.
